Terms & conditions

The rental property is preferably a non-smoking property.

1.⁠ ⁠Rental object and keys

1.1 Use of the pool : the client has to take the necessary precautions when using the pool and shall be the only person responsible for any loss, damage, death or injury resulting from an improper use of the pool, particularly young children who have to be adequately watched. The owner isn’t responsible for accidents, whether they happen to the client, his family or his guests. The owner is not responsible for theft of the client’s or guests personal possessions ;the clients need to have their own insurance to cover any loss.

1.2 The rental property is fully equipped and furnished.

1.3 The use of bed, bath linen + pool towels are included in the price. Pool towels are not to be taken off the premises. Any missing or damaged towels or linen will be charged at 50€ a piece for towels and linen and 120€ a piece for bed covers.

1.4 The Tenant receives 2 sets of house keys to Entrance to Courtyard Door for the duration of the rental period. Lost keys will be charged 150€ minimum from the deposit. Gate remote damaged from humidity or water 85€.

1.5 Inconveniences : the owner is not responsible for irregularities or failures regarding public services like water, electricity, wifi etc…That works of private and public nature for which we cannot be held responsible.

1.6 Also, the government has been putting a regulation on private parties. The fines for noisy parties start at 6’000€ to 100’000€ or more . The owner will not be responsible for it if it happens, but you will have to assume the fine.
SO PARTIES ARE NOT ALLOWED AT THE VILLA AND BRINGING OUTSIDE GUESTS NEITHER; the volume of the music must be turned down after 11.00 p.m.

2.⁠ ⁠Rental period, arrival and departure

2.1 The rental property is let to the Tenant for the date agreed in the booking.

2.2 The arrival time on the arrival day is 5.00 pm.

2.3 The departure time on the day of departure is 10.00 am.
This is essential in order for the owner to have enough time to prepare for the next client. At the end of the rental period the Tenant is to vacate the property and returns the keys to the property manager.

At the end of the rental period the Tenant should leave the property in SIMILAR condition to that in which it was found. Any additional cleaning costs incurred by the Owner may be passed on to the Tenant at their sole discretion (10 hours cleaning are included in the price for turn over, for extra hours you will be charged 20 € / hour).

3.⁠ ⁠Payment and cancellation

3.1 Rental price and payment methods depending on what we personally agreed.

3.2 Cancellation and early termination .
If the Tenant terminates their stay before the departure date for any reason, they are still obliged to pay the full rental price.
If the client wants to cancel their booking more than 90days before arrival, they get back their booking deposit back.
Between 60 and 90 days , 50% of the booking deposit back.
Less than 60 days, no refund possible.

4.⁠ ⁠Liability and responsibilities of the tenant

4.1 The rental property including the furniture and the other contents are to be treated with reasonable care. The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the house and grounds. The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property, whether caused by themselves or their accompanying guests or visitors.

4.2 Faults that are found before or during the rental period are to be reported to the housekeeper / owner DURING THE FIRST 24H.

4.3 Animals are not allowed without prior consent from the owner.

4.4 House Instructions + Rules; the Tenant agrees to follow the house rules (copy kept in house).

5.⁠ ⁠Contract wording and clause

5.1 Changes and alterations to this contract are required to be in writing.

5.2 If any of the legal requirements set out in this contract are inoperative or impractical, or become so after completiont of the contract are inoperative or impractical, or become so after completion of the contract, the effectiveness of the remainder of the contract will not be affected.

Since the 1st of July, the Spanish police have obliged us to declare personal details of each person over 16 years old staying at the villas, so we will need to scan your passport on arrival, at each checkin.
